RONALD “CHIP” MORRISON, JR

Ronald W. “Chip” Morrison, Jr. is a licensed Louisiana Title Insurance and Closing Attorney and the owner of Top-Notch Title, LLC, a full service real estate and escrow transfer company.  Chip practices with the law firm of Morrison Law Group, PLC, and is a Board Certified Estate Planning Law Specialist as certified by the Louisiana Board of Legal Specialization. He is admitted to practice before all State courts in Louisiana. He is also admitted to practice before the United States District Court for the Eastern and Middle District of Louisiana, and the Veterans Administration Board.

Chip has given numerous presentations to attorneys, CPA’s, financial advisors, certified financial planners, insurance agents, the National Business Institute, the Louisiana CPA Society, and individual CPA firms and insurance agencies throughout the State of Louisiana. He has been qualified by the Louisiana Bar Association, Louisiana Department of Insurance, and the  Louisiana Society of CPA’s to present continuing education programs discussing various Elder Law, Business, Trusts and Estate Planning topics.

FAQ

A real estate closing takes about one hour for most clients.  There are quite a few documents that need to be signed, and it does take some time for the closing attorney to review and explain what is being signed.

Both the seller and buyer must bring their drivers licenses with them.

For buyers, once you have found a house or real estate that you are interested in purchasing.

For sellers, as soon as you make the decision that you want to sell your home or other real estate holding.

If a business owner is buying or selling a business that owns real estate, then they will want to contact a title attorney as soon as they begin negotiating with a potential purchaser or seller for their business.

Both the seller and the buyer must be present. If any of the parties are married and the property they are selling or buying is considered Louisiana “community property,” then their spouses must be present as well.

There are some circumstances whereby a buyer or seller’s “agent” under a Power of Attorney can appear on behalf of the buyer or seller for the closing.

A very common issue that is overlooked is ensuring that the purchaser’s correct mailing address is listed on the closing documents. This is important because this is the location where the real estate tax bills will be sent to.

Another component that each buyer and seller needs to know before their closing is which party is going to be responsible for changing the accounts for utilities, cable, and alarm services.

If the property being purchased is going to be the purchaser’s primary residence, the purchaser will need to take a copy of their sale document to their local Assessor’s office so that they can apply for their homestead exemption.
Purchasing real estate is one of the biggest investments we all make. While many view the process with apprehension, it is important to remember that this is an exciting time and a major milestone in our lives, especially for someone’s first home!
